Agriturismo Mulino Delle Tolle is a working farm located 5 minutes' drive from Bagnaria Arsa town centre, offering air-conditioned rooms with flat-screen TVs, rustic-style decor, and tiled floors. A continental breakfast is served daily, and a traditional restaurant on site serves local cuisine. Wine is produced on site, and free parking is available. Udine and Monfalcone are 20 minutes' drive away.

The staff were very welcoming and helpful, the environment was clean, and the breakfast was generous with homemade items. The restaurant also served local dishes made from km0 ingredients at a great price. The location is ideal for visiting all the attractions in this part of Friuli; they even provide maps of nearby towns like Grado and Aquileia. You can buy local wines and products there. The room was very comfortable and air‑conditioned, which was a big plus given the heat outside during our stay.
