“Lovely period property set in the wonderful Norfolk countryside.”

Excellent service from TJ and his team, very friendly and made us feel at ease. We were recommended places to eat and visit in addition to our main reason for staying, which was to visit RHS Sandringham. Definitely recommend this property and the lovely estate grounds. Difficult to offer any criticism; an optional cooked breakfast at an additional charge would be a suggestion.

The stay was fantastic; AJ spent a lot of time helping us plan the wedding we were attending. The view from our room was great, and we appreciated the roll‑top bath, ensuite loo, and basin. If you’d rather have a shower or more privacy, separate bathrooms are available.

As a fellow hotelier, I was struck by the kindness, care, and comfort offered here. This hidden gem made every minute enjoyable, especially waking up to the lovely gardens. The rooms were charming, thoughtfully decorated, and incredibly cozy, with exceptionally comfortable beds. The real highlight was the staff—AJ, Paul, and Helena—who were always attentive, welcoming, and went above and beyond with recommendations. We’ll definitely return next year to this home away from home in King’s Lynn. Thank you for a memorable stay!

The property was beautiful and charming, surpassing our expectations. Everything was exceptionally clean, comfortable, and well maintained, with plenty of character and beauty. AJ, Paul, and Helena were incredibly kind and welcoming, making us feel very, very comfortable throughout our stay. We truly enjoyed our time here and would definitely stay again.

“One to return to!”

The place is tranquil, with beautiful gardens and woodland walks. The room was very comfortable, and there was plenty of outside seating. The staff were extremely helpful.
