The place is in a solid spot in Ermita, Manila, but the building itself feels old.

The location was good and the room was clean, but the door was heavily jammed and the two locks turned in opposite directions, so it took me ten minutes to get in. The room faced the street and was noisy 24/7, with traffic, street dogs and drunks outside, and there was no TV even though the reservation said there would be one.
