The location is good and the rooms are clean, but the towers feel rough, the bathroom is small, and the water temperature is fixed.

A Victorian-era guesthouse set within expansive gardens, offering a tranquil retreat less than 3.2 km from Edinburgh Waverley Station. Built circa 1860, each en‑suite room blends original architectural details with modern comforts—central heating, flat‑screen TV, hairdryer, coffee/tea facilities, and armchairs. Free Wi‑Fi, complimentary parking, and frequent local bus service provide convenient city access, complemented by a warm, family‑run Scottish hospitality.

Very central to Edinburgh, with bus services just across the road; however, there was no fridge, which would have been handy when traveling around.

The spot is perfect, with a bus stop right outside, clean and cozy rooms; the host was accommodating and offered great recommendations, the bed was comfy and I slept well, though road noise was present.

The host was friendly when we arrived and getting to the city centre by bus was straightforward. The road noise was truly awful—earplugs were suggested in other reviews, but for the price I paid that felt unnecessary. Cars were audible all day and night, as if the windows were open. I stayed two nights and had to deal with a wasp (which I first mistook for a bee) in my room, plus two large spiders and another random bug. I understand it’s an older building, but I’ve never encountered that many bugs in accommodation. The bathroom smelled like wet dog and the water temperature often changed. Wi‑Fi was unreliable and kept dropping, which was frustrating.
