The property is a farmhouse amid olive groves, a five‑minute drive from the highway; we stayed here to visit Villa Adriana, which is close, and Villa d’Este, located inside Tivoli; the pool was a lifesaver during this scorching summer, and the sunsets over the olive trees were beautiful, though the road to get there isn’t great.

Set in the middle of the countryside surrounded by olive trees, the air conditioning worked hard on a very hot day and the host was friendly; the equipment was somewhat dated but the basics were present, and it was a bit pricey compared to other options we tried.

The location is convenient and quiet, just five minutes from Tivoli’s historic centre, but the breakfast selection could use more variety.

The peace, hospitality, overall cleanliness—including the pool and common areas—were all excellent, and parking is convenient under the olive trees; the only caveat is the access road to the B&B, which is fine if you keep your speed moderate.

Conveniently located near the archaeological site of Villa Adriana, but the narrow road leading to the property was full of potholes, poorly maintained, and a real annoyance.
