The King Room with Balcony offers exceptional comfort, a spacious balcony, and modern amenities, including air conditioning, free WiFi, and a flat-screen TV, with a private bathroom and excellent bedding, ideal for a relaxing stay.

“This hotel has lots of potential but unfortunately missed the mark with communication and maintaining the rooms.”
The location was good—bus stop right outside and the bus went straight to the CBD—but the whole two‑night stay was overrun by a horrible cabbage‑like stench from the toilet, even though it flushed; I called the property the first night and nobody responded or tried to contact me.
The place was cosy enough for a short stay; the rooms were basically sound‑proof even though they’re right next to Gardiner’s Road, so we couldn’t hear the traffic at night. It’s on a public‑transport line, the pub below serves good food and drinks, and I felt quite separated from the nightlife. Parking out back is easy. The only downside was light pollution from the sign out front, even with the curtains closed—on a couple of nights I woke up thinking it was daytime and had to triple‑check the time to make sure I hadn’t overslept.

The room was comfortable with a great tiled bathroom, but the stairwell and room were dominated by a strong smoke smell, which made me decide I wouldn’t stay again because it was so unpleasant.

The Lakes hotel is an old building that’s been renovated, and its location was why I chose it—easy access to the airport, the city, and the Easter suburbs with buses at the door. The rooms were clean, fairly spacious for Sydney, and the beds comfortable. I didn’t eat at the hotel, but I highly recommend the Sonoma bakery for breakfast and lunch; it’s a short walk from the hotel and worth the trip from Melbourne. We stayed in two rooms: room 2 was great, room 6 was less so. The main issue was that the windows can’t open, which is bad considering the cigarette smell coming from the slot‑machine room below; the street is noisy, but that didn’t bother us.

The location is nice and there’s good coffee around the corner; I appreciated the late check‑out. I arrived from a late‑night flight and there was no food at all available, so it would be great to have at least a frozen microwave meal for travellers like me. The taxi fare was a rip‑off—over $50 from the airport, compared to $15 for the same fare back to the airport the next morning via Uber.
