The bed was comfy and the showers were hot. The room was tidy and had tea and coffee facilities. There was no wardrobe or clothes rail in my room.

The spot was good, and the door color was nice. The room was in the basement, all the rugs were dirty, there was no access to a fridge, and no washing facilities.

“Good enough for one night”

The bed was super comfy, the mattress and sheets were clean, and the duvet and pillows were good. I’d suggest having more than two for a double bed (I couldn’t find any extra in the cupboard, but maybe only two were provided since it was just me). The room was spacious, the ceiling was high and the house had an old‑style feel – the structure was large and the ceiling had nice details. The location is perfect, on a quiet street near the main road in Leith, close to great coffee shops and stores. Balfour Street tram stop is nearby and the staff were kind enough to let me drop off my bag early so I could attend a wedding. The décor and condition of the room are tired, stained and need repair. The 70s‑style varnished wood paneling could be stripped and painted a durable colour to prevent wear. The lighting is poor, using office‑style filament bulbs that give a strange glow; the whole room would benefit from better lamps instead of the plastic office lighting on the bed sides and ceiling. The “en‑suite” is actually a prefab bathroom in the room, dated, and the shower fitting leans too close to the door. The toilet door had no lock (see photo). The house has potential to be gorgeous, but would require a lot of investment to reach that standard.

The price was good and the location was great, but the bathroom was too small and there was no outlet in it.
