The room surprisingly had a balcony with good ventilation, and the little German house outside the balcony was cute (second photo). Inside, the room was clean and comfortable, with a small kitchenette and an oven; the photo taken at 5 am when I checked out shows the room is well lit during the day. The toilet wasn’t clean, with water stains on the lid and rim, and the toilet paper holder was poorly designed, so the paper would often fall when you lifted the lid.

Check‑in was smooth, the room had windows that opened for a breeze, there was parking, and the rooftop offered a spot to enjoy the evening. It’s close to public transport. The rooftop area felt a bit neglected and could use a spruce‑up. The single‑night bed cost almost what we paid for a two‑night stay, and on a Sunday we felt the value was missing.

“Perfect for what we were looking for. Easy access to Oktoberfest, safe and clean. Nothing more/nothing less.”

The tram access was great, far enough from the Oktoberfest chaos but close enough to reach it easily. The place wasn’t the nicest overall and there weren’t many food options without hopping on the tram, but there was a good café a corner away and a Greek restaurant next door.

“Ein Tag in München”

The location near the Isar Philharmonie was ideal, and the upgrade to the inner garden was sensible. The carpeted floor could use a replacement.
