The staff were some of the friendliest and most accommodating people I’ve ever met, making the whole trip feel truly special.

Osborn House in Bundanoon feels like a 1890s country estate mixed with Soho House flair; the snug wood fires, plush cabins with outdoor tubs overlooking the bush, excellent open‑fire cooking, and a subterranean spa featuring a heated pool make it one of the most dreamy, low‑key luxurious getaways in the Southern Highlands.

The facilities were great, the bed comfortable, and the accommodation beautiful. However, the breakfast was extremely disappointing for a luxury property, served with tap water that had a strong chlorine smell; at that price, free filtered water would have been expected. The dinner concept was nice but the taste was very average. We booked the forest lodge, which looked a bit worn down, and there were black stripes—or something—on the toilet walls that could have been painted or cleaned up.

The hotel and the detached suites are fantastic, a truly lovely place to stay. It offers beautiful valley views, a cozy atmosphere with interesting décor, multiple sitting areas with fireplaces, excellent food, and a fantastic reception and guest services team who did everything they could to help. The shared spa was a favorite (despite the floor cleanliness issue) – nice and hot, with amazing views and a window to order from the bar. Their cocktails were great! However, while Osborn House delivered on many high‑end expectations, it fell short on basic cleanliness. Our room had large windows with a lovely view, but the windows were dirty. The pool and public spa area were filthy, clearly not vacuumed or mopped for a while (especially the tiles between the spa and the big window). The jacuzzi water on the Forest Bathing Deck was also pretty gross. There were other lapses in detail: the sauna wouldn’t turn on – it turns out there’s a trick to starting it with the timer, but no instructions were provided. We also arrived to a nice welcome note and basket of goodies… which were empty. One day after an outing, we returned to find our room only partially serviced. At lower‑end places you might overlook these things, but at high‑end prices you expect such matters to be handled automatically. Finally, while the reception and customer help staff were fabulous, several French waiters were brusque and unfriendly, except for one French woman who served us at breakfast on the second day, and a non‑French man who were both lovely.
