No breakfast, no water, nothing; I arrived late and had trouble getting to my room, which was empty; the only things worth mentioning were the bed, the Wi‑Fi, and the guard. There are more than one Av Guest House, I think I was at the wrong one. The whole place was bad, the location was terrible, and there was nothing to like.

I liked the atmosphere—full of trees and calm—but the location was very far from the city, and they don't provide basic necessities like water; we had to buy our own water, coffee, etc.

I was a bit wary about booking Avi Pension after seeing some mixed comments, but I’m glad I gave it a shot. The staff greeted me warmly and were helpful right from the start. My room was tidy, comfortable, and matched the photos exactly, which was a huge plus. For the price, I was genuinely impressed—it's very affordable compared with other guest houses in Ethiopia, yet it still offers the essentials for a comfortable stay. The on‑site parking is secure, which was very convenient and gave me peace of mind. I also appreciated having a cleaner on call whenever I needed one; they happily arranged it, making longer stays much more comfortable. Overall, Avi Pension surpassed my expectations. Friendly staff, clean rooms, secure parking, good service, and very reasonable prices make it a place I’d gladly return to. Sometimes you have to see a place for yourself rather than rely on reviews, and in this case, I’m very happy I did. I would definitely recommend Avi Pension to anyone looking for a clean, affordable, and comfortable place to stay in Addis Ababa.

“The Worst Experience—It Was Like a Nightmare”

The cleaning staff are friendly. People in the neighborhood, including the local kids, tend to be friendly. This place was a nightmarish experience during my visit to Ethiopia. 1 It’s located in an area called Gofa, which is extremely underdeveloped, and there’s absolutely nothing nearby for sightseeing or relaxation. 2 Perhaps because of that, while it might seem relatively nice since it’s outside the city center, the reality is that it’s by no means a good place (the exterior walls are covered with dead mosquitoes, and it’s impossible to sleep). 3 Even so, while this place is superior to the surrounding homes, the staff were extremely unfriendly. Having stayed at friendly hotels and guesthouses in other parts of Gota, this first impression was incomprehensible to me. 4 When I finally entered the room I had booked, the conditions were even more nightmarish. It was completely different from the listing , and I’ve never experienced an accommodation that differed so drastically from its description. 5. And one more thing: this place insisted on cash payments only. I’ve never once encountered a place that refused a credit card after I’d made a reservation with one, yet they kept pushing for cash throughout the entire process without any prior notice at the time of booking. 6 When I turned on the hot water to take a shower, no hot water came out. I called the manager to have it fixed, but the water pressure was nowhere near strong enough to take a shower. When I raised this issue, I received a very rude response saying, “This is the best we can do.” 7 I absolutely could not overlook this issue. The bathroom here was completely different from the photos I saw when I made the reservation. I discovered that this was a clear violation of the host’s policies and constituted false, misleading, and illegal advertising (it has since been corrected, but please look at the photos I uploaded). 8. When I turned on the hot water at 1 a.m. to take a shower before going to bed, no hot water came out
