The staff were very helpful with all our arrangements, and communication was smooth; the property itself was very nice, with no issues at all.

The house sits in a good residential area of Kyoto, and getting to Kyoto Station and other sites via the Circle Line bus was straightforward; we had good communication with the host. The house could use some renovation and feels smaller than the photos imply, though the kitchen is well‑equipped and there are bikes available. Our main problem was traffic noise, and the curtains in the two main bedrooms let in a lot of light.

We stayed with our large family of nine, and the two toilets were fine for that number of people. A bus stop for route 16 is nearby, so you can start from Kyoto Station and arrive in about 15 minutes. The futons were very comfortable—we’re not first‑time visitors to Japan, so we know what we’re talking about. We used the washing machine twice and it worked properly. The owners were sympathetic and kind, and they let us check in early.
