“Le charme d'une maison chargée d'histoire face à celui de la campagne toscane”
The property sits right in the heart of the upper town, easily reachable from the Via Francigena; it’s a charming old house with a stunning view of the countryside, and the host and her son were friendly. A few bedside tables and lamps around the double bed would have been nice, and the price is a bit steep compared to other Tuscan towns, though the location justifies it.

“A room for 4 people? For 3? Or just 2?”
I liked the comfy two beds and the cool vibe of the old villa with its historic floors and ceilings. The room was advertised for four, but it only had two proper beds, a sofa that looked like a bed, and a table with just two chairs. The fridge seemed to have been bought right after WWII, its deep freezer wasn’t working well and was dirty inside. There was one big fan that was also dirty. We received three plastic cups—those vending‑machine‑style ones you’d find in a hospital—and they were broken at the top, as if they had been used and washed. The owner claimed there was a terrace or balcony with a view, and there definitely is, but it’s inaccessible because there are only two windows and no doors to reach the terrace. We also met very friendly Italian ants that live in the room. The room had a slight odor, probably from moisture, which is common in old houses.

This lovely old house in central San Miniato offered perfect accommodation—comfortable beds, a nice shower area, and a great spot with fantastic views of the countryside. I’d highly recommend it.

The property’s spot at the edge of the historic centre made it easy to wander the old town, and the signage was clear. The view over the hills was lovely, the shower pressure was great, and the room was very clean with comfy beds. Monica was an outstanding host: when our train was delayed she kept replying to my texts promptly and even bought the Pilgrim’s Credential for us so we could start the Via Francigena early the next day, despite arriving late. Her restaurant tips were spot on and offered good value.
