There’s no breakfast, but a hot‑drink machine is available. The beds are very comfortable, the room is well ventilated, the bathroom is good with a great shower and box, the facilities are very clean, and the shared balcony is a lovely spot with a beautiful city view. Niccolò, our host, is exceptionally friendly, kind, and helpful. The only inconvenience was the lack of nearby shops; the city centre is a few minutes by tram, but the tram stop is very close.

Niccolo the host is first class, always ready to answer any questions. The apartment has a lift to the 6th floor, a communal coffee machine, a fabulous roof terrace, and amazing views. A tram station is right outside the building, just two stops (5 minutes) into Florence’s centre or a 15‑minute walk. It’s very fairly priced and offers excellent value for money. I’ll definitely visit Niccolo again when I return to Florence.

“Amazing guest house and a amazing host”

From the moment we opened the door until we left, everything was perfect. Nicola the host was amazing, giving us advice on trips, restaurants, etc. The place was clean and comfortable, the terrace lovely, and the coffee great.

Easy to find, comfortable, and close to the city, trains, and buses. The best thing was Nicola! So helpful, knowledgeable, and generous with his time. I would definitely stay again; great value, and the open terrace lets you sit out and watch the city and countryside in distance.
