The working farm offered incredibly kind and welcoming hospitality; we enjoyed a superb dinner while watching them make pici and tagliatelle fresh with garden vegetables and extraordinary antipasti, though the pricing seemed a bit low compared with other places we stayed; the rooms were simply decorated, lovely and comfortable, and breakfast was homemade and delicious. I can’t actually think of anything negative.

The room and bathroom were good, the garden lovely with several accommodation options, the staff friendly, the breakfast tasty, and parking was on site; the drive to Orvieto centro storico was a short distance by car, but there was a fair amount of traffic noise and the internet/wifi was weak.

The property is very pretty and sits directly below the old town; walking up takes 20 minutes and is a bit steep but doable; the entire staff is extremely friendly and helpful; the breakfast is very good, especially the almost daily changing homemade cakes that are unbelievably tasty.

The setting was lovely, rustic, close to Orvieto, gated with ample parking, and the pool area nice; the one‑bedroom apartment was a good size and the shower spacious. The property sits on the hill side leading into Orvieto, adjacent to the A1 freeway, the high‑speed train line, and the regional train line, so noise from all three was constant and sitting outside the apartment was unpleasant. Our apartment (called “ROSMARINO FLAT”) was okay, but the bar fridge was off when we arrived, there weren’t enough power points for kitchen appliances, and there was only a single hot plate for cooking. The bathroom had a broken toilet seat, the wall‑hung vanity/basin was loose as was the tap, and the hand towel hook fell off the wall. We reported these to staff. The room also had no WIFI connection even though it was advertised; this was reported to staff, who offered another WIFI network that also didn’t work. Zero reception/connectivity in the room; we had to sit outside the reception office for any WIFI. Staff were not concerned, offered no explanation or apology.

The property was gorgeous, family‑owned, countryside living with a family dog and cat wandering around; a short, very hilly walk up to Orvieto town; the breakfast was fantastic and the hosts very accommodating; the room was a delight. Nothing else.
