The location and the newly built rooms were very comfortable, but the exterior maintenance was poor and the kitchen required you to go outside and descend two outdoor stair ramps, which would be very inconvenient in the rain. An extra €30 fee was charged for four sets of towels, all different from each other and not suitable. The listing promised four rooms with four separate bathrooms, yet there were only two rooms as indicated, while the other two were in a single space with only one shared bathroom.

The view was great and the rooms, including the bathrooms, were modern, nice, and comfortable. However, we were dissatisfied with several aspects during our stay. Cleanliness: when we arrived the kitchen and living area were not clean; the area under the sofa had clearly not been vacuumed for a long time and there were still tomato sauce residues in the range hood from the previous tenant. Equipment: for eight people there were initially not enough glasses; when we asked, only three wine glasses were provided. Children’s area: the children’s area was heavily soiled and partially still under construction, so our kids could not play there freely. Outdoor area: some umbrellas were broken and there were no proper loungers by the pool, only three older seating options. Access to the rooms: the path to the upper rooms was blocked by overgrown plants, especially a fig tree that had grown so much that it was difficult to walk through; regular trimming would be needed. Garden: the dog’s waste was not adequately removed, making the garden unusable without shoes at times. Technical problems: the refrigerator repeatedly lost power during our stay, and there were later discussions about a dishwasher defect, even though it worked fine multiple times during our stay. Towels: the provided towels were partially heavily worn and looked very old.

The rooms and bathrooms were comfortable, the pool was fine, and the lake view was okay. Francesca was extremely helpful and guided us throughout our stay with leisure activities, outings, cultural visits, shops, and restaurants, which was a real plus for exploring Lake Como and its surroundings. The access to the kitchen from outside was quite uncomfortable, and the outdoor equipment was clearly insufficient for a family of seven (pool loungers, BBQ tables, too few and poor‑condition umbrellas, kitchen utensils not suited for seven people). The property is immediately next to a road with constant traffic both day and night.
