“Opulent, private and serene”
Borgo dei Conti is a high‑end country castle that offers a tranquil and silent stay but doesn’t match its price. Positives include the location, a huge estate with a very peaceful vibe, nearby historic villages like Panicale, Perugia, and Orvieto within 30‑60 minutes by car that have nice restaurants, high security, great privacy, superb renovated historic buildings, very clean rooms (though I found a big bug in the bathroom curtains), amazing bed and sheet comfort, excellent bath amenities, and efficient AC. Negatives start with the value: at over 1K a day you’d expect free pool water, nice evening turndown touches, or complimentary activities; many things feel insufficient at this price, such as the poor breakfast. The property only has 40 rooms and limited guests, but it could offer more a la carte options (without extra fees) and more space for the buffet. Common areas need more detail: there’s no music or ambiance, just silence; a piano or other instrument could improve the courtyard or bar. The spa could use natural aromas or oil diffusers, better ambient sound, more snack variety (the nuts were moldy, and there was no sliced dry banana), and better design elements. The temperature was cold, so only the outdoor heated pool was enjoyable. Also, the spa lacks a proper shower and bath products, which could be rethought to improve the experience. The main pool was nice, but on the first day there were many water mosquitoes in a corner; we told the lifeguard, who said “it’s ok, no problem” and did nothing. I don’t need to explain how wrong that was; the next day someone finally removed the bugs from the pool water. At this price point, a courtesy at the pool is expected, but the staff seemed bored and unmotivated. The osteria near the pool could be more stylish and comfortable. The gym was a tiny glass room with half a dozen machines, which is unacceptable for a property of this size.
