The staff were friendly, the location is good, the pool is clean, and the bar is very useful; breakfast was also good. The only thing that could be improved is the weak AC on hot days; otherwise everything was perfect.

The room decoration was nice, but the temperature never dropped below 27.5 °C despite the air conditioning, which couldn’t cool the room surface. Couldn’t sleep at night. Staff absent and rude (only via message). The hotel is on a highway outside Reggio, with the gate open day and night and the room opens directly onto an unsecured garden. The garden and pool structure are old and in bad condition. There is a coffee machine in the rooms but no way to get or buy coffee (even when requested). A swarm of ants in the shower. All of this is unacceptable for the room price given the location and services, and there was no courtesy or proposals from staff despite raising the issues.

I liked how the hotel kept the bath linens clean, but the hair in the drain was a nuisance.

We stayed 8 nights and found the 5‑room agriturismo surprisingly comfortable, with luxurious, spotless rooms and super comfy beds; the lack of a fly screen was a minor flaw, yet the Smart‑TV allowed us to install our own apps and the Wi‑Fi was excellent. Breakfast was decent but heavy on sweets, and we could order egg dishes extra, though we missed regional salumi and cheese; the air conditioning worked well and the pool was well maintained. The staff were generally friendly, but apart from the breakfast team and the cleaner we saw no one. The location was less idyllic than promised: a busy highway with constant traffic and exhaust in front of the property made it hard to leave the premises, and the train passing behind the farm could be heard; more trees would help dampen noise and pollution. We were unable to tour the farm, and since we never dined at the restaurant we cannot rate KM Zero. No table was reserved for hotel guests, and no menu was posted, so we had no idea about offerings or prices. Daily external guests meant the owners didn't bother to reserve a seat, and we couldn't enjoy an aperitivo. The room had a Nespresso machine but no capsules, cups, or glasses (no dishware). Breakfast was served in the room on Sunday (already on Saturday), which we didn't like. Allergic guests should note that many walnut and hazelnut trees grow near the house.

The hotel is nicely located in a beautiful setting, but we chose it for the pool and on May 20 it was closed—frustrating.
