I stayed at the property from 24 to 25 June for health reasons because it’s near Policlinico San Donato. They gave me a different room than the one I booked online. I filed a complaint with Booking and followed up three times. This was Booking’s reply: “We assure you that we are actively following up the issue with the property on your behalf.” Unfortunately, despite many attempts to contact them, we still haven’t received any response from the property. The property manager assigns rooms at their discretion, ignoring what was booked.
The staff were courteous and helpful, the cleaning was good, and the location is excellent. I would definitely book again if I ever go back to San Donato.

The room was clean, close to the policlinico, but the finishes feel a bit dated.

The accommodation is comfortable and clean. However, it’s not very easy to find. When we arrived at 18h, the owner made us wait another 30 minutes because the place wasn’t ready, even though check‑in starts at 14h! Moreover, the “included” breakfast isn’t really included: you can only get a coffee and a croissant at the bar across the street. In short, we were extremely disappointed and feel we paid for services we didn’t receive.
