The setting was great with plenty to do, the bed was very comfortable, and the breakfast options were good. However, there were issues with hot water in the rooms, the bathroom looked tired, and the tub wasn’t very clean.

The location was great, with breathtaking views and scenery, but the dining room felt like a school canteen—shabby, grubby, and the food was just average.

The hotel sits in gorgeous surroundings and is just a short walk from Peebles town.

We enjoyed the beautiful views from our room and a nice breakfast, and the pool and steam shower were lovely, plus the walk to town was easy. However, our “deluxe” room was tiny, forcing us to keep luggage on the floor, and there was no place but a window sill to store toiletries; the bathroom sink was so small that water splashed everywhere. When we arrived, it wasn’t obvious that a lift existed, so we watched many people struggle up 40 steps to reception—much clearer signage for the lift is needed.

Everything was perfect; only wish I’d remembered my swimsuit!
