Nice rather new hotel on the outskirts of Mae Sai…so far from the city centre/border. The rooms are spacious and clean but a bit dark. Good working air‑conditioner and fridge. The bathroom is okay but there was no warm water coming out of the shower. Good but basic…so the price is a bit high!

The room was large with 2 beds, suitable for a family. There was no hot water, there was a water‑heater but it couldn’t be used.

We had a Family Suite, very spacious with a fantastic view of the mountains. The hotel is tucked away from the frenetic pace of Mae Sai, but a large Lotus store is very close by. The staff were very helpful but spoke little English. Free Wi‑Fi. Chinese‑style breakfast. The coffee was terrible.

The staff were very friendly, welcoming and helpful, but I ended up in a room at the rear of the property where a neighbour’s dog barked nonstop from 6.30 am; I’d suggest asking for a front‑side room next time.
