The location is practically next to the seafront. The room is simple yet tastefully cozy and very functional. Breakfast is served in a pleasant courtyard. The mattress and pillows are perfect, but the bed creaks when you move.

The room is very well maintained and only 200 meters from the beach. The homemade cake for breakfast was delicious; a bit of fruit would have complemented it nicely. The host was very friendly. There are a lot of signs with instructions (e.g., no eating in the room), which gives a weird vibe.

Francesca is very kind, welcoming, cordial, and very helpful ❤️. The place is well situated near the center of Grottammare and quiet. The bedroom and bathroom are perfectly fine, modern, and very clean. We’d like to add a constructive note for Francesca: include fresh fruit, some savory options, and yoghurts to offer a bit more variety.

Very close and convenient for reaching the beach on foot. Francesca and her family are super helpful and friendly. Breakfast is excellent, served in a comfortable and relaxing inner courtyard.

The location is great, the manager is lovely and the village is beautiful – nothing to complain about, we’ll definitely come back! The only small issue was that the air‑conditioning runs automatically and can’t be set to your preference.
