We stayed for 7 days, 5.9-12.9.2026, in a ground‑floor house with 2 accommodation units. Parking is in the area. It’s about 50‑60 m from the sea, in the city centre, and close to restaurants (fish, grill, fast food, ice rolls, pizza), a local market, a pharmacy, and a bakery. The accommodation is spacious, suitable for 4 people. The kitchen/living room has air‑conditioning, Wi‑Fi, a TV, a dresser, a stove with 4 burners, a medium fridge, a kettle, basic dishware, no microwave. You need to buy a dish rack, detergent, and if you want to cook, also spices, salt, oil, etc. The water isn’t potable; we bought 5 L of bottled water. The sofas are large enough and comfortable. The bedroom has a double bed, a dresser, a large wardrobe, enough for everyone. There are shelves and hangers. The bathroom is spacious, clean, with a shower cubicle without a screen, a bucket with a towel, a sink. Towels are provided; you need to buy toiletries. The lady cleaned for us during the stay, changing the sheets and towels. The terrace has a small grassy area, a table and 4 chairs, a clothes hanger, a clothes line, and a nice herb garden. The owner was helpful; we had issues with the rental car and he tried to assist. Communication was also via WhatsApp. The owner and staff were friendly. The beaches are small, quite crowded with sunbeds; in the morning the water is clear, in the afternoon it gets cloudy and grassy. About 3 m deep, fairly deep. The sand is coarse, with small pebbles. Paid sunbeds cost 15€‑20€ for the back row in the whole town; the beaches aren’t cleaned. The sunbeds and mattresses are in fairly bad condition. The staff at restaurants and shops were not very friendly. Cash payment is preferred. The town is lively, lit, commercial, the front is pretty, the back is quite chaotic, cash payment. Prices are like in Romania, Hungary, or Bulgaria. Soup costs 4.5‑6.5 €, grill fish 13‑20 €, pizza 9‑13 €, linguine with seafood 11‑13 €, ice rolls 6 €, drinks 5 €. Butrint is about 15 min away, the Sea Eye about 45 min, Saranda and Lekures about 20 min. Gas is 1.96 €/L, diesel 2.06 €/L. The parking area is quite small. Expect occasional parking issues. Note the payment method should be changed to cash.

We were delighted with the apartment and the hosts, who are lovely and always ready if you need anything extra. The apartment is very clean, comfortable, spacious, and has everything needed for a pleasant stay. The sheets and towels were changed after a few days. Secure parking is available in the courtyard, which is beautiful, and you exit only a few meters from a lovely first beach. Everything is close so you can enjoy Ksamil to the fullest.

The apartment was spotless and right next to shops and the beach—easy walks to cafés and restaurants. I’d definitely recommend it.

Loved staying at Mandi’s place; just a minute from the beach and surprisingly quiet even though it’s near the center. The room was clean and decent, so I’d definitely suggest it.
