The location and spacious room were positives, but the decor was tired and there was no restaurant.

The room was lovely and the grounds were stunning, very close to town, but the road to the property is unmade and very bumpy.
Check‑in was quick and easy, but the access road is full of deep potholes and needs urgent repairs.

It was quiet, the staff were friendly, and it was close to Oulton Broad with a short drive to nearby beaches, yet the pot‑holed narrow dirt road to the property was an issue, there was no food on site, the mattress was okay but could be better, the toilet seat wouldn’t stay up and the cleaner had already been told about it, and there was no seating around the gardens as shown in the advert pictures.

The stay was comfortable, the location quiet and peaceful, and close to the broads, yet the property could use one more bath facility for groups of more than eight; if the travel plan is delayed by an hour, a free extension of the checkout time would be appreciated since we only used an extra 50 minutes, and breakfast would be great to start the day.
