The accommodation was very good, comfortable, and perfectly situated—easy to reach and right next to Tha Pha Gate.

The staff were friendly, housekeeping was available on request, the mattress was good, and the air‑conditioning worked fine. The only real downside was how noisy the room was because the bathroom windows had no glass, which made it hard to sleep. I don’t understand why some reviewers rate it 9 out of 10, because it’s far from a palace. The room was noisy, with no windows in the bathroom, a terrible tuk‑tuk sound, no charm, exposed pipes, and it could use a refresh. It’s 24 m², so you can’t even open a suitcase. There is no elevator. I’m disappointed, not so much with the hotel itself (except for the noise—bring earplugs) but with the rating that made me think it would be much more upscale.

The location is central and the staff are available, courteous and welcoming, but the room is tiny, there’s no elevator and it isn’t sound‑proof—everything from the neighboring room can be heard.

Everything matched the photos, it was clean, the location was good, the staff were all kind, and the room felt cozy—I’d love to stay here again if I return to Chiang Mai. The only drawback is there’s no elevator, so future guests should keep that in mind; I was on the fifth floor but managed fine, and the staff will even help with luggage if you ask.
