The owner is incredibly kind and pleasant, the bedroom is comfortable with a good selection of tea, coffee, and biscuits, and breakfast was superb. I’m looking forward to staying again—nothing else to add.

A classic B&B done right. The house is beautiful, Elizabeth‑Ann looks after her guests with care, breakfast was excellent, and having the sitting room available in the evenings is a treat. Clean, comfortable, and the bus stops right outside if you ask. The setting, with the village’s age and the river nearby, is lovely. Nothing to add.

The accommodation sits right in the heart of Harborne, so restaurants and shops are all within walking distance. The room stays very quiet at night, so no disturbances. It’s well equipped, nicely decorated, and the bed is very comfortable. There are plenty of refreshments in the room—tea, coffee, hot chocolate, and biscuits—plus plenty of towels and soap/shower gel. The homemade breakfast was fantastic. A true gem of a place to stay; I definitely recommend it and would book again if I’m in the area.

The house is perfectly located with street parking, close to a bus stop and the main street that has plenty of shops, restaurants, and bars. As a vegetarian, the hearty breakfast was fine. The host was very pleasant and helpful. The only downside was a slight noise from the hallway and the upper floor.
