Clean room in a quiet location, close to the most interesting sites in Batticaloa, and easy to walk to the bus station. The owner was very friendly and insisted on making tea for me, even though I had to leave at 6am. Some noise from the room next to me from one of the guests watching TV in his room

The place is charming, spacious and well maintained. Its location is perfect for walking around Batticaloa, a town that is still quite off the beaten path but genuinely fascinating and full of wonderful people, including the owner of the house. It is one of the few spots in Sri Lanka with decent Wi‑Fi. The owner was very friendly, helped us with currency exchange, and even arranged a bus trip to Trincomalee. Truly surprising.

The rooms were tidy and comfortable, presented nicely with wooden furniture and good air‑conditioning. However, the information given didn’t always match reality: towels were small, not bath towels, and there was no bath or TV. Because the housekeeper handled breakfast, teas and coffees, the kitchen was off‑limits, so we couldn’t prepare our own meals. This should have been clarified in the listing. When we paid, the property demanded cash, which was a stroke of luck since we had enough among the three of us. Additionally, the owner hosted a family dinner without warning, occupying the dining room, kitchen and balcony after our day out in Batticoloa. We were forced to move their food from the table to use the space, felt unwelcome and uncomfortable, and went to bed early. The owner was present but made no effort to explain or apologise for the impromptu event, and the housekeeper apologised later, though it wasn’t his fault.

A very nice, quiet, cosy place with a kitchen and a ‘living room’. The rooms are spacious, comfortable and the bathrooms are good. Everything is well maintained and clean. It’s a 10‑minute walk to the Fort or the centre. Breakfast was below average, and there is no pool, though that was stated upfront.
