The property sits charmingly amid an olive grove, so the holiday kicks off right away. The grounds are stunning, impeccably kept, offer a breathtaking view, and the pool area with seating and loungers is superb—pure relaxation at the highest level. The apartments come fully equipped with everything needed for a stay. We were greeted with homemade wine, olive oil, water, and milk as a gift. The hosts are indescribably kind, incredibly hardworking, and always available for any request or question. They truly strive to make every guest’s holiday an experience. Throughout our visit we were repeatedly treated to homemade wine and capocollo, and we could still purchase these at unbeatable prices on the estate. The lovely town of Montefalco is just a few minutes by car and also reachable on foot (though the uphill walk is steep). The farmhouse is in an excellent location, allowing quick drives to many wonderful cities for day trips.

The rooms, parking, and pool were excellent, and the view was lovely! It should be noted that the location involves steep hills for those arriving without a car. The towel and toilet paper refills were poor. On the booking page we read there was a shop/kiosk at the accommodation, which was not true.

“Nous mettons la moitié par respect”

The view was beautiful and the surroundings were lovely, the owner was kind, the room was clean, and the location was convenient for exploring the area. Inside the room, it was a real oven; even the fan didn’t cool. There was a mosquito net, but it was torn and taped. There was nothing to make tea or coffee. It’s an agritourism spot, but there’s no communal kitchen or even the basics, nor a breakfast or dining option. The fridge advertised was actually a wine cellar. The shower jet was ridiculous and didn’t let you wash your hair. The access road is catastrophic; you have to be careful not to damage your car every time you pass. It’s impossible to stay outside: you’re literally devoured by bugs day and night. We tried staying under our terrace to escape the pool bugs, but the whole place smelled of cat pee, making it impossible to stay. The pool is shaded 3/4 of the time. The pool water was very cold in the middle of a heatwave in August; no one could swim and everyone who tried shivered and left immediately. There was no network, not even Wi‑Fi offered. We’ve done dozens of agritourisms in Italy and are shocked by this one. We don’t understand the Booking rating. We tried to stay as little as possible, but we still had to return in the evening. Luckily we left earlier, but it was a hard three days that ruined the end of our Italian trip.

“Una vacanza super”

Staying here feels like being a guest of old friends. That’s what you’re looking for in places like this… Relaxation, tranquility, clean air, and beautiful views. The view from the pool is exceptional. Michele and Emanuele are two people from another era. The location is great for touring Umbria; Spoleto, Spello, Perugia, Bevagna, Trevi, Foligno and many other villages are all within 30‑45 minutes. The Belvedere apartment has everything you need: a fully equipped kitchen, a French‑style bedroom, a patio with table and chairs for dinner in the evening. The property is also close to the lovely town of Montefalco. I recommend the restaurant L’Alchimista for a stellar meal (cheap but the dishes are super and high quality). Bring insect repellent if you want to dine outside; unfortunately the whole area, including nearby villages, is in the same situation.
