1 star, because less is impossible. We stayed for 3 nights and found almost nothing positive. At check‑in we were asked for arrival time and we said 10:30/11:00. The room was only handed over at 15:30, with no notice that this would be the actual time. If we’d known, we’d have arranged differently, avoiding arriving so early. The room and the property also lacked several services listed: hair dryer, laundry rack and toiletries. We had also requested a bassinet for our daughter, but it wasn’t there on arrival; it was only delivered the next evening after we asked. The most absurd thing happened at check‑out with the tourist tax. We were charged 45 €, even though we had two children who, under applicable regulations, are exempt. We raised the issue with the owner, but instead of checking the law she insisted she was right, claiming “every property manages itself.” In my view, a tax mandated by law cannot be governed by personal interpretation. We also had to bring up the guest registration; at arrival no documents were requested. Only after we pointed it out were we told to send them. We tried to discuss this with the owner, but the conversation was far from constructive. What annoyed us most was not just the problems themselves, but the attitude she displayed toward our complaints.
Large room, clean. The location on a transit route caused heavy traffic all night, preventing a peaceful sleep. No hair dryer.
The rooms are large and spacious with every comfort. The only downside is the lack of contact with the host because check‑in is done remotely without prior information.

A gorgeous place with a very nice décor, incredibly clean and spacious. The shared kitchen for breakfast had everything needed to eat, honestly it was great! There’s parking downstairs, and since we were on a motorcycle it worked out well for us. I recommend it highly.

Niente. Quando sono arrivato, dopo due rampe di scale, sono arrivato all’ascensore che segnalava occupato per 15 minuti. Ho messaggiato alla titolare il fatto e mi sono sentito dire che non sapevo io come chiamare l’ascensore. Dopo ripetute rimostranze finalmente sono arrivati i genitori della titolare che sono andati fino al terzo piano a sbloccare l’ascensore. Ho chiesto alla titolare, dopo aver controllato che non ci fossero altre prenotazioni per l’indomani considerato che il mio treno partiva alle 14,30, di rimanere un po’ oltre l’ora di check out 10,30. Pensavo che qualcosa mi spettasse per un’ora persa seduto sulle scale ad attendere la risoluzione del problema ascensore. Mi hanno risposto che se volevo rimanere di più dovevo pagare un supplemento. Inoltre la signora non faceva altro che ripetermi di lasciare in camera la tassa di soggiorno. Se il termine eccezionale, come propagandato dalla struttura in materia di colazione, vuol dire qualcosa al di fuori del comune, sia in senso migliorativo che peggiorativo, allora la colazione era veramente eccezionale nel secondo senso. Uno si aspetta che la colazione eccezionale sia salato e dolce che prendi quanto vuoi e poi qualcuno passa a pulire: tutto da fare da soli con cartelli che ricordavano di pulire e lavare. Disponibilità della colazione: salato nulla, non dico uova col becon ma neanche una misera fetta di prosciutto in frigo. C’era invero una interessante macchinetta per fare le uova alla coque che io adoro: peccato che non c’erano le uova! Dolce: marmellate e similnutella (non certo quella originale), biscottini vari dal gusto non certo esaltante, brioches preconfezionate e torte tutto stile discount. Bibite in bottiglia o tetrapack chiaramente stile discount. Disponibilità di the e caffè limitata dal fatto che c’erano solo tre bustine di zucchero. Posizione: vicino a una squallida spiaggia di ciottoli e sporcizia comunque la vista è sull’Aurelia e stazione ferroviaria con lavori in corso
