It offers good value. Clean and tidy. Each floor has a decent‑sized kitchen. Off‑street parking is limited, but street parking is available. It’s a short walk to Burnley’s centre, passing several take‑aways and a Mother Hubbard fish and chip shop (with eating‑in). This is my second stay here. A second chair in the room? I travel alone so it wasn’t an issue, but it was a double room. A more comfortable chair would have been a bonus.

I didn't see much to praise, but the room was tiny and cramped, not very clean, and had a metal wardrobe that feels more suited to a basement or office than a £70 room without breakfast. The fridge in the kitchen was dirty, and getting to the rooms required a key from a box—people arriving at the same time couldn't open it. The owner wasn't on site and didn't come to help, only sending a woman who probably cleaned afterward.
