The building feels like a historic home, a charming old family house. The mattress was old and wooly, but I asked for a change and it was swapped. The breakfast, despite the host’s good intentions, was made with low‑quality items.

The owner is friendly and the garden is nicely decorated. The bathroom was newly remodeled and clean. Overall it felt too dark and scary. The bathroom is private but located outside the room, which is inconvenient, though it is still clean and remodeled. The bed mattress was flat.

The villa is a beautiful historic property, kept conservatively with all the pros and cons that brings. The large rooms, common areas, and lovely outdoor park are great. The owner is very kind and the homemade breakfast is appreciated. The location could use a modern touch with in‑room bathrooms (space is available), better doors, and newer systems, but without ruining the vintage look. In that case a slight price increase might be justified.

Everything was fine, just a bit too far from Bologna. The distance was the issue.
