The location is great. The property was very unclean, with bugs throughout the entire facility, hair on the sheets, mold and mildew in the bathroom, a very bad smell in the rooms, refrigerators that didn't work in the rooms.

The location is nice and quiet, and if you can arrange scooters it makes for a great base. The pool isn't really fresh, the pump is clearly off, and it could use a serious maintenance overhaul; the tiles and racks are all loose.

There is absolutely nothing positive. The address is 316 Đường Hùng Vương but the parking area is so cramped that there's no room to turn around or back up. It is marketed as a 4‑star guesthouse but the pool is a little dirty, the rooms are tiny—under 20 m² even though booking lists 40 m²—smell like a sewer, the in‑room fridge is rotten, and overall it falls short of a budget guesthouse.
