The room is big, well furnished and functional. The common areas are spacious, with a terrace that offers a fantastic panorama. The common spaces were not described, so there is a risk of a partial coexistence. There are many stairs to reach the room (also not described) and they could be an obstacle.

The view. The host was untraceable for days before our stay. He did not give us directions on how to get to the property and that it is located in a ZTL. The room was dirty and poorly maintained: we found sand in the sheets, the shower seemed to lack a door, replaced by a dirty curtain, we found hair in the bathroom as soon as we arrived and the whole room had a layer of dust. Even the common areas are neglected.

The location of the property is excellent and very central. The cleanliness of the room and the welcome received were less satisfactory. At 09:30 we were notified with a simple "good morning, the room must be left at 10:00". Considering the not exactly low cost of the stay, we would have appreciated a courteous and attentive approach towards guests.

Location. The B&B provided the first but not the second bed. The gas stove for cooking was not usable. Mold between the tiles in the shower. Unpersonalised reception. There is a phone number on the door that you have to call. Luca speaks limited English. At a distance the door opens. Then you receive further instructions by SMS where the room key can be found. Luca, his wife and two children were briefly met at check‑out (10:00, a bit early) when they came to clean for the next guests.
