We just returned from this villa and left feeling reluctant to go. The place is stunning, spotlessly clean, and clearly well maintained, with a fresh, high‑quality vibe throughout. The pool and outdoor area were a huge plus, giving us plenty of time to relax and cool off, which added a special touch to our stay. The location is perfect—close to everything we needed, plenty of entertainment, great restaurants nearby, and Kart City just a short walk away for some fun. It’s near all the action yet still feels private and peaceful, truly a 5‑star villa. I’ll definitely come back.

The house manager greeted us with a friendly smile, and even though there were a few hiccups during our stay, he kept a cheerful attitude and handled everything. The main issue was the swamp right next door, which gave off a noticeable odor and attracted a lot of insects. I had asked for the pool water to be replaced, but after talking with the owner about the filtration system, I was told to just enjoy the pool as it is. The living room is quite large, but the door locks don’t work properly, and the fridge is tucked behind a secondary kitchen, which is inconvenient. The water pressure on the first floor is very weak; only the second‑floor rooms have decent pressure and hot showers, while the first‑floor rooms struggle. According to the photos, there are three rooms with bathrooms, one of which is across the pool. That room is extremely noisy because of the pool cleaning system. The karaoke machine only plays Filipino songs. If you miscount the number of guests when booking, you’ll be charged an unexpectedly high fee. Since we’re already far from Angeles, it feels like the place is demanding unreasonable money. Check‑out is officially at 11 am, yet the manager came at 9 am and insisted we finish by 10 am. Throughout the stay, the manager walked around watering the garden, which was annoying. He also turned off fans and lights intermittently, and it seemed like he was living next door, acting nonchalantly. He only came in the mornings, so I understand he couldn’t keep everything on, but the late afternoon and evening visits were bothersome, giving a sense of constant surveillance. If you’re looking for a different vibe from Angeles and want a more relaxed holiday, think carefully before booking. It’s the third worst place I’ve stayed at. I’m disappointed that these complaints came at this price point. Philippine tourism is changing, and it feels different from before. I mentioned to the manager that I was Korean, but he greeted me with “nihao.” Usually, managers thank guests for separating plastic, food, and general trash at check‑out, but I didn’t even receive a goodbye. This trip made me realize how important review checks are.

Thanks to Jing and Andy for making our stay super comfortable and fun. The place was spotless and close to many restaurants. This is our second time at Villa James, and we’re happy to be back.

The villa was huge and immaculately clean, making our stay truly enjoyable. Manager Kuya Jing was incredibly helpful and went above and beyond. A big shout‑out to the other staff—Kuya Andy and Ate Cherie—for their kindness and assistance. The only downside was that our stay wasn’t long enough.
