The place is clean and comfortable, though it feels a bit soulless.

The staff were very friendly and helpful, and the room was large with a comfortable bed; everything was spotless and well presented. The cooked breakfast was excellent and offered good value, and there was plenty of parking even for vans. The only downsides were that rooms weren’t made up during the stay and the water flow in the shower cut out or slowed down a few times.

The room was clean, welcoming, and the area was quiet; the large room and exceptionally clean shower were highlights, and it was easy to walk to Yarm.

The location was good—just a 5‑minute drive or taxi to Yarm high street— the room was spacious, basic but clean and comfy, and the key fobs were a great idea; a better kettle would have been a plus.
