Breakfast was excellent, the location superb, a beautiful place near Villa Adda and Villa Borghese parking. Initial communication was demanding but prompt, helpful and fruitful, so overall a positive experience with a nice person.
“Mai stato cosi male”
The floor in the room was dirty, the room was tiny, the air‑conditioning was noisy and old, and the blinds didn’t close completely, letting light in. Check‑out is at 9 am, so you have to wake up at dawn to shower and use the bathroom, which seems to be a shared one for five rooms. The owner was rude. I paid 3 euros, really. Also, there’s no in‑person check‑in, and staying in an old shared apartment means you never know what could happen to your safety.

Everything was fine. The bathroom was the only issue.
The spot was handy for me because I had a work commitment nearby, though the road was chaotic. The property needs a lot of fixes, the top priority being double‑glazing; the street is very busy and the apartment is on the 5th floor, so the noise echoes a lot. Without earplugs, sleeping is impossible, and even if you want to stay in the room to work, there’s always noise all day. In summer you must close the windows, and if you don’t want to use the air‑conditioning – as I did – you’ll die of heat; on top of that the neighbour’s AC can be heard from the room, adding to the nighttime disturbance. There is only one bathroom for all rooms. The kitchen is available but there’s no dish soap for washing used dishes. Very seriously, the place does not separate waste, even though there are bins outside the building and the cleaning lady – far from being kind – lied and said that Rome doesn’t do it. The room has no coat rack. Finally, check‑out is required before 9 am, which is inconvenient, and the morning cleaning happens at that time, waking up guests who are still there.

The location was good, close to Villa Borghese. The rooms weren’t insulated and mine was right next to the entrance door, so you could hear people coming and going a lot. Still, it wasn’t a big deal for someone like me who only stayed for two nights and not longer.
