The place is well‑located and the bed comfortable; I appreciated the thoughtful room amenities—bathroom fully equipped, disposable pantunflas was a pleasant surprise for those traveling light, plus tea, coffee, tostaditas, and a reasonably priced minibar; communication with the host was excellent, arrival was smooth with clear directions, and he remained attentive throughout; it’s a bit pricey for the size, but there are no hidden fees for towels or sheets, and the price paid upfront is final; the shower is very small, which might be an issue for some, but it worked fine for me, just a bit tight.

The place was very clean, which mattered most to me, and everything matched the photos; coffee, tea, jam for guests; the location is great, everything nearby, so it’s ideal; we’re very satisfied; the owner allowed us to leave luggage in the lobby after checkout because we had a late flight; the canal view is nice in the evenings, a bit louder when boats pass, but that didn’t bother us.

The property sits in a historic building just steps from Campo San Giovanni e Paolo, with Rialto and San Marco a short walk away; cleanliness is excellent, contact service is prompt and fast, instructions are clear and simple; you can leave luggage in the lobby before check‑in and after checkout; the bathroom for our room was very narrow and not in the room itself, but we had to pass through a common area to reach it, though it was still reserved for our room.

Great location, large common area and rooms; however, personal contact isn’t possible and the rooms could use a refresh.
