The scenery and location are great. The bathroom could use a renovation and better furnishings on the balcony, even though the view is fantastic.

The staff were very positive and helpful, and the view over the mountain toward Capri and the sea was fantastic! However, there was a bus stop in front of the villa with an unclear schedule at the stop, and it would have been useful to provide guests with a bus timetable and general information, such as taxi numbers, in the rooms. On one of the three days, towels were replaced, but you should be given more towels at check‑in. Breakfast was sparse, and sometimes items were simply missing. The room was not cleaned during the five days we stayed, which is odd. The pool looked uninviting, with water more than 40 cm below the edge, so we didn’t use it. For the price, I expected a bit more.

The terrace views are nice, but saying “any resemblance to reality is pure coincidence” is too short of a statement. The photos and descriptions on the booking site have nothing to do with reality. Reception: 1) No reception service. Keys are left in a container at the entrance and you’re sent a video to set yourself up. 2) No information is given about points of interest, restaurants, etc. Room and bathroom: 1) The room is in a semi‑basement with a moldy smell. 2) No cleaning during the stay; the bed isn’t made and towels aren’t changed. 3) The air conditioning doesn’t work well. 4) You must open the hot water tap half an hour in advance to shower with hot water. 5) Inside the wardrobe we found an old, used hairbrush. Pool: When we checked in we intended to swim, but the pool area looked abandoned. The water was green and a cleaning machine was plugged into the network. We WhatsApped the owner to ask if the pool was available; he said yes. We replied that a machine connected to the network didn’t seem safe, and he said the pool was under maintenance at that time. Later we learned it had been in that condition for over six months. We didn’t like the owner’s lack of honesty. Neighborhood: 1) The neighbors next door were shouting and arguing nonstop, joined by their dog’s barking. 2) One night, they moved furniture on the terrace until late, and the noise in our room was horrible, preventing us from sleeping.

The spot was stunning, the view, the quiet and the calm were exactly what I wanted. The small but effective pool relaxation area made a real difference. Still, the terrace bar should stay open for happy hour and the great attached restaurant deserves better promotion. The staff’s courtesy and warmth make me confident these improvements will come soon. I also recommend adding more fresh items to the breakfast selection.

The terrace with an unbeatable view of Capri was priceless. The Gardenia room was clean, spacious and fully equipped. The staff were friendly and welcoming. The property was quiet, the outdoor areas well maintained, the pool good and the solarium excellent. Breakfast could use some improvement.
