The host was very lovely and kind. The space was very well decorated, with attention to detail. The breakfast scones were delicious. The toilet seat was wobbly, the sink tap was wobbly, and there was an odor coming from the drains.

We were surprised when the host greeted us in German. Jane was very friendly and supplied us each morning with freshly baked scones and banana bread in the tastefully decorated apartment. In addition to some welcome snacks, we received a lovely greeting card. Although the B&B is a bit outside Belfast’s city centre, there are plenty of bars, pubs and delivery services nearby. You can park right in front of the apartment in the courtyard and reach the restaurants within 20 minutes on foot.

Jane was the most welcoming host: every small detail made us feel so welcome and we couldn’t have chosen a better place to stay in Belfast – very comfortable room, excellent location, and very well decorated and stocked – it has all the amenities you could think of and even some you would not have thought of. The warm blueberries and white chocolate scones for breakfast were absolutely delicious!

What a fantastic find! Jane is an ideal host—thoughtful, generous, and prepared for every need. Her homemade breakfast scones, date and walnut loaf, hot chocolate, and small treats were delicious. We enjoyed a baguette, cheese, and wine outside, overlooking her lovely garden one evening. The spot is excellent, with a bus stop just minutes away. She even arranged a cab for us and helped me dry some laundry. I also loved the William and Morris teapot and tray. Jane knows how to make guests feel special. We highly recommend staying here. Just note that the bed is a double, not an extra‑large double; Jane is upgrading to a larger bed soon, so it will be perfect.

We found a lovingly detailed accommodation, with everything we needed, and we can recommend it without reservation. Jane was very warm and offered homemade scones for breakfast. There was nothing to criticize.
