The location was great. However, the staff started cleaning the room above ours around 7:30 am, which was a very disruptive way to begin the day.

The room was centrally located and the size was good. The breakfast outside was really poor, and the coffee machine listed in the description was missing.

The availability, quick welcome, and quiet were all excellent. The only issue was not being informed in advance that breakfast consisted of just one cup and one pastry, served 80 m away at a pastry‑bar.

The location, cleanliness, and comfortable room were all great, and Giulia was very friendly and attentive. The only problem, unrelated to the property but to the town of Orvieto, is that Giulia should notify the municipality that the streetlamp in front of the window is defective and flickers on and off at night, which is very annoying when sleeping with the blinds open.

The location was good and the shower was great; I loved the view from my window over the cobblestone street and the top of the church. The person running the place seemed irritated with me. She handed me a handwritten voucher for free breakfast, which I couldn’t read, and my phone data didn’t work well in the village. The tram up the hill was out of service, causing a late check‑in, and I didn’t understand where breakfast was or how to leave our bags, so I felt she was annoyed with us. I would have liked more understanding.
