We booked a queen plus sofa on the third floor and were surprised by how roomy the room was, complete with a full kitchen and a dining table. The breakfast selection could use more variety—pastries, bagels, donuts would have been nice additions.

The location is gorgeous, nothing to add. The room was beautiful and the staff genuinely kind. It’s just steps from the pier where the ferries depart. However, I find the price really high for what’s offered; the breakfast is decent, but given the room rate I expected far more. The cost may match other accommodations, but it isn’t justified.

I only stayed one night but it was fantastic. The house exudes quintessential New England charm, the staff was lovely, and breakfast was delicious. Its spot is unbeatable—right outside town and within walking distance to Steps Beach. I could borrow a beach chair, towels, and even a cooler, and I truly appreciated the extra thought put into the amenities for guests.

The location is definitely great, the atmosphere is family‑friendly and the house is distinctive. We expected more for the high price. It’s a true B&B; the small sink is attached to the room door, which is very inconvenient, and the breakfast is poor.
