The manager was very welcoming, showed us to our room, and the cot we’d requested was ready for us upon arrival. There was a buzzer in the room to press if we needed anything, which I found reassuring and nice. Breakfast was very good, with high‑quality products and plenty to choose from, although I missed my mushrooms because they hadn’t been delivered. The breakfast service was quick and well organized. The hotel was very dog‑friendly, even letting them in the dining room. Overall, the front‑of‑house staff were lovely, polite, and welcoming. Unfortunately, our room wasn’t very clean. I first noticed dust on the skirting boards in obvious spots, and the bedside tables and lamps were also dusty. The bed, linens, and towels were clean. The bed was a big, nice bed but the mattress had a few lumps, or “craters” on each side, which made it a bit lumpy. There was no risk of falling out. Later that day, when we returned to the room for bed, our little one was playing with toys on the bed, driving a toy train along the headboard, and dust was flying off. I used baby wipes to clean it, then decided to clean the surrounding area. I felt disappointed and handed one of the wipes to the manager. He agreed it wasn’t acceptable, said he would speak to housekeeping, and offered to come up and clean it with a cloth. It wasn’t convenient to do that then, as the child needed to sleep. The next morning, when we were in a rush to leave, we found the room in the same condition as when we had left, even more disappointing that no one had cleaned it. When we went down for breakfast the next morning, we had to turn the “do not disturb” card hanging on the wall outside the room if we wanted room service. After speaking to the manager the night before, I shouldn’t have thought I’d have to turn the card for the room to be cleaned.

The place was very shabby and run down, with a strong damp smell. It hadn’t been cleaned for a long time. No mattress protector on the bed, which is a basic hygiene issue. We found period blood on the toilet seat, pubic hair in the bath, and snot on the side of the sink. I have seen better student accommodation.

Instead of a courteous greeting or offering help with our luggage, they accused us, saying, “You should have checked out 23 minutes ago.” While we accept the slight delay, this confrontational tone was completely unnecessary—especially as we were already heading out. The room brochure says, “Leave Replenished.” We didn’t leave that way; we felt very uncomfortable, unwelcome, and stressed. In hospitality, the final interaction heavily influences a guest’s overall impression. Lecturing a guest who is already on their way out is terrible customer service. Management should look into staff training and etiquette. This hostile encounter ruined what could have been a positive review.

The location was lovely, set back in the trees just a short distance from the Hastings to Rye road. All the staff we met were friendly and helpful. The room was clean and comfortable, at the right temperature for us, and even though we faced the front, there was never any traffic noise. The Full English breakfast was tasty and set us up for the day perfectly. We always like to get out and about, and we did a great circular walk on footpaths starting directly opposite the hotel entrance.
