The place could use a bit more TLC, but it’s always spotless and you really get what you pay for. I’ve been staying here regularly and once had to wait over an hour before I could actually get into my room – not ideal. The single bathroom means the toilet is a pain to use in the morning, and the last time the toilet drain was misconnected and leaked onto the floor, which was eventually fixed.

It was cool, but the Wi‑Fi was a nightmare – it was so far from the room that I could barely get a signal and it was basically dead.

The room wasn’t ready when I checked in and the staff kept making excuses, telling me to wait until it was cleaned. I ended up hearing every noise from the other rooms because the house is so open.

The facilities and service are top‑notch and the location is right next to Sir Joseph Banks Pleasure Garden. I really appreciate the place and had a great time.

There are six other bedrooms in the same house, rooms are hot and cramped, only one pillow each. Bathrooms are moldy and smelly, towels are wet on the floor from other guests, and the staff don’t clean as often as they should. I came home around dark and found the front door left open with a brick in it. When I complained, they said nothing could be done because the timing was off. Do not stay here.
