The location was perfect; I loved the bay. The only issue was the little pillows.

The breakfast was great and the place is well situated, but it does feel a bit expensive.

“Great location for visiting Dunedin, comfortable lodging and responsive staff”

The spot is spot on, the free breakfast was solid, and the staff were friendly. The downside was that a dog‑owner in the room next to ours left the dogs inside for the night, and they kept barking and whining for hours. We had to switch rooms at 11 pm because the staff couldn’t find the owners and the dogs were frantic.

It’s close to downtown, has a good restaurant and bar, and the swimming pool is great. The problem was other guests’ dogs urinating in front of our room, creating a strong urine smell.
