How guests rate the property, aspect by aspect.
The room was clean and comfortable. Mossimo was an excellent host who answered all our questions and helped resolve any issues we had. He also gave great recommendations for local restaurants and nearby activities. The cleaning service could be improved, and dark curtains would help block light for daytime siestas.

The host Massimo was very welcoming. The room was very clean, spacious, and included a separate kitchen, dining area, and living space that we hadn’t requested. What you see is not what you get here. This isn’t a traditional B&B. I deliberately booked a B&B instead of a hotel. I was assigned a single room in a two‑room apartment, in what looked like a residential building accessed by narrow stairs (a small lift was available). “Breakfast” wasn’t on site, as you’d expect from a B&B, but was instead a voucher for a local restaurant 400 m away. The voucher covered one coffee, water, croissant, and fruit—grossly overpriced and not the boutique B&B I had booked and expected.

The spot was convenient, but the breakfast being served in a café two blocks away and only continental was disappointing, and the photos on Booking showed rooms that didn’t exist – the only real part was the room itself, everything else felt like a scam. We stayed three nights, the room was cleaned once but the rest of the property wasn’t kept tidy, and it seemed ridiculously expensive for what it was.

The location of the apartment is absolutely perfect! Quite side road but absolutely central and only a 2-5min walk to all the interesting places of the history city center, restaurants of all price ranges, the market and cultural places. The apartment itself is extremely spacious, very clean and cosy and has more amenities than we expected. We loved our stay here and will surely come back! Also the host Massimo is so helpful and nice. Although its prices are comparably high, we can 100% recommend staying here when in Modena!
