The location is excellent, 5 minutes to Avlabari metro and 5 minutes to Metiha temple, with all attractions within walking distance. Despite the busy tourist area, it was quiet at night. Street parking is available. The photos match; the room is spacious, very clean, and Wi‑Fi works. The family is wonderful, ready to help with any question, and offers tasty Armenian coffee. Thanks to Arthur for the trips to Mtskheta and Kakheti. The hosts live in the same house, so check‑in can happen anytime. Great price‑quality ratio. On the neighbouring street is LaLaLa café for breakfast, and near Avlabari metro, Vahthanguri restaurant serves amazing chebureki and khinkali.

The location is excellent—just a few minutes to the metro and under 10 minutes to attractions. The hosts are very welcoming and responsive. The room is spacious, clean, and fully equipped. Despite the proximity to all infrastructure, it was quiet at night. I stayed three nights and was satisfied with the choice.
