James welcomed us warmly and we’ll definitely return soon.

The property sat in a great spot for our plans, with most sights a 5‑10 minute walk away. We could park on the street for free, but we only used it the first day; the Coop Street spot at the road’s end cost £12 from the afternoon until the next morning at 11 am, which matched our checkout time nicely. James was a kind host who gave local breakfast tips, shared the free Wi‑Fi details, told us where to find extra tea/coffee/sugar, and explained how to contact him directly if needed. The reception area and bedroom had a damp smell, and the old spring mattress in the room was noisy and uncomfortable no matter how little you moved, disrupting sleep. The halls were mostly presentable but could have been spruced up and the carpets vacuumed. A wall on the external side (the one with the window) had a constant wet patch that wouldn’t dry, even with the heater on. Skirting in the room was chipped and marked, and there was staining on the bedding and curtains. Sound‑proofing was poor; we were on the first floor and could hear people coming and going, as well as conversations, showering and toilet use in the two other rooms on the floor, erasing privacy. The bathroom was mostly clean, but the shower was grimy. A damp patch appeared on the ceiling in the main room and came and went during the stay. The window in the room was dirty and couldn’t open unless you climbed onto the chair to reach the handle. No staff were available when we tried to check out, so we had to leave the room key at reception.

It was very clean, close to everything you’d need, and near all the attractions. The host James was polite and helpful, and I’d definitely go again.

Great central location, just a few strides from Central Pier and the Prom. The room was lovely, with a big shower cubicle and a nice kitchen.
