The suite was clean. The bathtub on the terrace overlooked an active construction site and was right above the stairs, so people could see you as they walked to their own suites. The water in the bathtub was dirty—yellowish and not warm. The terrace lacked a privacy screen, and other guests could walk to it. There were also four air‑con units on the terrace.

The location is good, the hotel is clean, and the staff are attentive and responsive. All shower supplies are provided, towels are changed, and there’s a tea and coffee set. On arrival we were shown to a balcony room that I liked. The only drawback is that nearby there’s a restaurant with live music that plays late into the night, which isn’t directly related to the hotel.

The beach is literally less than a 5‑minute walk from the hotel, and there are many restaurants within a few minutes’ walk. Check‑in was smooth and the place was clean. If you’re staying in Unawatuna, try this area—you won’t regret it. The Queen bed should have been a single bed with extra width; we found two single beds merged together with a seam in between. Rooms facing the street can get hot in summer, and the AC felt a bit underpowered, but thankfully there was a ceiling fan, so we ran both.

The location is great, just a 2‑minute walk to the beach. We stayed in a split‑room set that shared a living area. The reception was friendly, they offered a welcome drink and cold towels. However, the construction next door starts at 7 am and the noise is endless; the mattresses are so squeaky you can’t sleep, and when they finally replaced them the new ones still creaked. The floors were dirty, and at the end of the day a pipe burst in the kitchen’s drainage, flooding the floor. Water doesn’t drain well in the bathroom, leaving half the tub full. The breakfasts were mediocre.
