It’s located in a commercial area with heavy traffic.
The place was in an industrial area, just about 20 m from a heavily trafficked highway and next to a locomotive workshop and a construction yard; the facilities were poor and some were broken, like the TV, the toilet flush kept running, there was no lighting over the toilet mirror, the blinds were broken, and so on.
Check‑in went smoothly, but the toilet flush was broken, the blinds were defective, the TV was completely misaligned and required a fresh setup, the place was very noisy with the window open, the dishes were dirty, and the furniture was worn out.

The mattresses were at least decent, but everything else felt rather bland; a dim ceiling lamp was the only light source, and the tiny TV stand on the nightstand made watching difficult—one would rather not spend much time there, and the street noise was constant.
The hosts were very friendly and accommodating, the check‑in was flexible and hassle‑free, the room was spacious and spotless, the beds were comfortable, the courtyard was roomy with parking, and I definitely recommend it and will return.
