I arrived to find no breakfast at all, just a handful of cookies, even though the site promised a full breakfast. The property, called Humberto 34 Luxury Home in Napoli, was marketed as a guest house but felt more like a hotel; it’s actually a private residence with only three rooms, a detail that wasn’t clear from the listing. When I got there, the building attendant told me there was no hotel at that address and no staff were on site; Maria, the contact person, only appeared about an hour later to hand me the keys. The room was in a state of neglect: the bathroom looked like a converted kitchen sink, filthy and clogged; the shower had heavy mold; the toilet’s flush was broken, the toilet itself was soiled and stained; the towels were rag‑like; the sofa was stained; the bed cover had hair and was dirty. Maria was defensive when I raised these issues, promised repairs and cleaning, but nothing was done. Despite a non‑smoking policy, cigarette smoke filled the entry and public areas throughout my stay, and Maria claimed she was smoking on the balcony, yet the open kitchen door let the smoke drift inside. The listing said breakfast was included, but none was provided. I stayed four days because the reservation was prepaid and non‑cancellable, and the conditions were unhygienic, the service unfriendly, and the environment smoke‑filled. The listing was misleading, the promised amenities were missing, and the property was poorly maintained—avoid if you value cleanliness, a smoke‑free space, promised services, and reliable hospitality. Pictures are attached.

The location was perfect for exploring Naples and the standard room was nice and quiet, with an elevator to the floor. Communication was bad—I had to mention cancelling before the staff considered it worth answering. In our bathroom there were small flies in the shower, probably from mold between the tiles, and the cleaning was superficial. Our room was rather loud, which is expected living at the Umberto I, and we had to kill 10 mosquitoes before we could sleep, even though we never opened the windows because of the noise.

The furniture, the spaciousness of the room, the quiet (the room faced an inner courtyard), and the large shower were all great. Small details were missing, such as a bedside lamp for reading at night.

The room was very spacious and well decorated. The location was excellent. During the 7 days of our stay no one cleaned the room or changed the towels, even though the place is called Luxury Home and that should be included.
