The proximity to Modena’s center is great. The staff aren’t very friendly: at reception they speak Italian too fast, and you have to remember not everyone speaks perfect Italian. The breakfast was also an issue.

Free parking is available, with a paid option too. Two restaurants are more than enough so you don’t have to leave for dinner. It’s on the outskirts and services are limited. The breakfast and restaurant waitresses are amazing, super pleasant and attentive—except for one who was very unpleasant. Young lady, if you don’t like your job, do something else; you can’t serve like that.

The room is spacious, clean, and the hotel is recommended. The balcony is dirty with spider webs and leaves.

The breakfast‑included stay didn’t meet our expectations for a 4‑star hotel. The bathroom in the room needed better cleaning—black spots beside the bidet and a shower with heavy limescale. The fridge door was mechanically jammed, so we couldn’t use the fridge. In the men’s bathroom on the ground floor, there were hairs on the sink. The breakfast was only mediocre—hard croissants, white bread, and overly tough bacon. I don’t think we’ll return at that price, especially since we found a private agritourismo nearby.

Nothing! The basic breakfast is low quality. The lights went out twice, so we couldn’t shower because of water problems. The bar fridge was empty and there was no complimentary water bottle. Not to mention the lack of pressure, as I had first booked directly with the property and then cancelled; after 10 days my money hasn’t been refunded. Avoid it.
